To Buy or Not to Buy

617  By Kathy Henderson, CCEDC Director of Economic Development

To buy or not to buy that is the question every business owner asks themselves.  Is it better to lease my space where I can grow my business without the headaches of owning the property or purchase a building where I can grow equity in the real estate?

Cash flow is the biggest concern of every business.  There are so many unknowns out there that purchasing the space to run your business may not be the best way to go…yet.

Owning real estate can be a great investment if you’re ready.  You can grow equity and have something tangible to show for it but when you’re just starting out you may not want or need the added stress of a large mortgage payment on top of trying to get your business off the ground.  There’s a lot of responsibility that goes along with owning a building.

Why Making Others Feel Important Will Make You Happier & More Successful

By: Kathy Henderson, Director of Economic Development for Carbon County

Over the years I have read numerous books and articles by consultants on how to become more successful.  Brian Tracy is one of my favorites.

We are often asked at the Chamber "how did we become so successful?"  The answer is surprisingly easy.... we honestly care about the people and businesses we serve.

I came across an article by Mr. Tracy the other day that I felt exemplifies the way that we conduct business here at the Chamber.  This particular article adds another layer by telling us that making others feel important satisfies the deepest subconscious cravings of human nature.

Mr. Tracy asks his audiences: "What percentage of the time are people emotional and what percentage of the time are people logical?  There can be many schools of thought, but the true answer is that people are 100 percent emotional.  They decide emotionally and then justify it logically.  But emotion comes first.Read More

Change It Up When the Seasons Change

marlyn_blogger

fourseasons
It seems the seasons change quick these days … where in the world did summer go? We are so busy with everyday life; keeping up with family, work and technology… can we fit in much else?

I thought I’d break it down for you with the beautiful seasons we experience in our area; try a new activity and take a new approach to business:

Fall ~ The crisp cool air is upon us, time to pull out the sweaters and fleece jackets. This is a time to take in the beautiful colors that nature brings us without a doubt, every year.  Get up an hour early and take a walk or bike ride on the D & L trail before work. Enjoy the pristine lakes throughout the county by taking a stroll on the beach, kayaking or simply sit on the water’s edge and take it all in. Let your mind wonder and think about creating a brand new 30 second commercial – to promote yourself and your business. Once you’ve created a script, practice.  Get excited when you begin to use it! For help creating your commercial visit: prosperitycoaching.biz/a_6-steps-to-an-awesome-elevator-speech.html
Winter ~ Get ready for the chill in the air, winter coats and snow! Try cross country skiing, snow shoeing or tubing. If you’re not that adventurous, bundle up and take an easy walk after a snowfall and enjoy the beauty and peaceful experience of Mother Nature.  When you get back inside, make yourself a hot cup of tea or cocoa and write a press release on something about your business – it can be as little at 50 words, and then send it our way. This is a free way to get your word out – let us do the work by sending to businesses and the media! Need help, contact our office and we will help you write it up.

Stop by the CCEDC office in Lehighton and enjoy original pieces displayed on every wall, purchase a piece you love!

Remember to take pride in your community and speak about it often and in a positive manner. When the opportunity surfaces and you have the chance to speak about your hometown, do so with excitement and pride; be a great ambassador! Take the time to volunteer for you community in some way, even if it's only an hour you can give. We have a number of non profit organizations in the area helping many local initiatives, explore your way to discovering an organization that peaks your passion, then give your support.

Hungry or thirsty? The talent that lies in our area is quite impressive when you take the time to explore. Patronize our local eateries offering outstanding bar food to upscale cuisine. Let's not forget to shop local. You've heard this time and time again as we promote our small local businesses in the area. If you need a gift or something for yourself, think local, think small business. Once again, explore and discover all that we have to offer to cover your shopping and service needs... and then support our local businesses to help strengthen and sustain the industry in our area.

Shop Small, Shop Often!

According to a blog post published last November by Emmelia De La Cruz , 54% of US sales happen at a small business. That’s a great percentage but wouldn’t it be great if it were 64% or 75% or even 90%? On average, 48 cents from every dollar you spend locally, stays local, compared to only 14 cents spent at big box stores. So as we raise our percentage of sales happening at small businesses locally, we also raise our percentage of dollars that stay locally!

In 2010, American Express founded Small Business Saturday to help businesses with their most pressing need — getting more customers. The day encourages people to shop at small businesses on the Saturday after Thanksgiving. The single day has grown into a powerful movement, and more people are taking part than ever before. This year, the big day is Nov. 26 and The Carbon Chamber and Economic Development Corporation is encouraging everyone to take action for our greater good. Whether you are a small business owner or a consumer thinking about the holidays, we encourage you to shop small and find unique items for your family and friends.

Looking to Expand and Grow Your Business and Need Financial Assistance? The CCEDC Can Help!

Guest Blogger: Kathy Henderson, Director of Economic Development, Carbon County, PA

Starting a new business certainly has its challenges.  You come up with an idea you do the research even find a great location.  Now how are you going to bankroll it?

Remember that usually the first dollars into your business are yours.  Perhaps you dipped into savings or cashed in your 401k or maxed out your credit cards.  You may even have worked your regular job and moonlighted at your business to get it off the ground but now you’re ready for the next step; actually going out on your own.

At the startup stage, angel investors are hard to find and asking for help to find grants, or ‘free money,’ is a common request that my office handles all the time. While there may be some small grants, these are not common.

New businesses have a hard time getting funding from a bank because they don’t have the financial history of actually being in business.  There is really nothing concrete to show a lender that your business is successful much less be able to pay back a loan.Read More
